Selling your property can be one of the most stressful times in your life, we all know that!
Thankfully property expert Jane Horgan from Kellands Real Estate is on hand to answer any questions you may have.
This week’s question comes from Maria in Wellington.
Q: Do I really need to spend money on a marketing campaign to sell my property?
Professional photographers, a full-page magazine advert, a special website mention and maybe a radio piece. It’s not a million-dollar campaign; it’s for the sale of your average home but the question is – is all of this really necessary? The short answer is yes.
It makes sense that the more potential purchasers you can communicate with the more likely you will sell your property and achieve the best price.
Depending on your budget, location and type of property, your marketing campaign can range from simple online advertising to a full print advertising and billboard campaign. Your real estate salesperson will be able to talk you through all the options.
The best marketing campaign will explore all forms of media but it of course depends on your budget. It’s important to note that any marketing campaign can be tailored to suit your financial position. At the very least, you’ll need to market your property on the internet, which is where many people begin looking for properties, particularly the younger age group and overseas buyers.
Professional photographs, emotive text and a well structured media campaign go a long way in ensuring that you get the best possible price for your property. Although it may seem as though you’re paying a lot of money for advertising, you may see the benefits through an increased sale price quoted, or in some cases even just achieve a sale.
It’s the age old saying “you can’t sell a secret”.
